Brick and mortar are porous. In North Texas, that means heavy spring rains soak in, and the occasional winter freeze can push moisture-damaged brick apart from the inside — a process called spalling.

What Spalling Looks Like

Flaking, crumbling, or pitted brick faces on the chimney's exterior are the telltale sign. Once it starts, it accelerates, since the newly exposed brick absorbs even more water.

Vapor-Permeable Sealant

We use a breathable waterproofing sealant rather than a film-forming one — it keeps liquid water out while still letting trapped moisture vapor escape, which prevents the sealant itself from trapping damage inside.

When to Waterproof

Best done preventively on brick chimneys 10+ years old, or as part of repairing existing spalling before it spreads further.
